In 2024, Delhi-NCR witnessed a remarkable 61% year-on-year increase in net office space absorption, totaling 9.5 million square feet—the highest among India’s top seven cities. This surge was primarily driven by the expansion of GCCs and the technology sector, with co-working spaces accounting for 34% of total transactions

The region’s gross leasing activity also reached unprecedented levels, with 17.7 million square feet leased in 2024, marking a 27.2% year-on-year growth. This growth underscores Delhi-NCR’s appeal to diverse occupiers, particularly in technology and BFSI (Banking, Financial Services, and Insurance) sectors

Delhi-NCR attracted USD 633.3 million in private equity investments during the first half of 2024, with office assets receiving USD 483.6 million. The surge in investments was primarily driven by the office segment, with major equity buyouts by prominent fund houses.

Infrastructure projects like the Dwarka Expressway and metro expansions have further enhanced the region’s connectivity, making areas like Gurugram and Noida prime locations for commercial development. 

GCCs and MNCs Fueling Demand

GCCs leased 24.9 million square feet in 2024, nearly triple the 9.1 million square feet leased in 2022, increasing their share in overall leasing to 28% from 13% in 2022. This expansion reflects the region’s ability to provide cost-effective, high-quality office spaces that meet the evolving needs of global businesses
