Israel Aerospace India Services Pvt Ltd, the Indian arm of Israel Aerospace Industries (IAI), has taken 45,277 sq. ft. of office space at Intellion IT Park, Gurugram on a five-year lease.
Monthly Rent: ₹32.14 lakh
Total Rent (5 years): ₹20.5 crore
Security Deposit: ₹1.6 crore
Rental Rate: ₹71 per sq. ft. per month
Escalation: 15% every 3 years
Lease Start Date: May 5, 2025
Landlord: Mikado Realtors Pvt Ltd (Tata Realty & Infrastructure Ltd)
The company will occupy the 12th floor of Tower 1 and operate under SEZ approvals, focusing on IT-enabled services such as repair, maintenance, and business support.
This move highlights IAI’s growing footprint in India, aligning with the government’s Make-in-India and Atmanirbhar Bharat initiatives. The company has already announced plans to build a large MRO hub in Gurugram, which is expected to create jobs and boost local defence capabilities.

Intellion IT Park, situated off Golf Course Extension Road, offers excellent connectivity to Delhi, Sohna Road, NH-8, MG Road, and Faridabad Road, making it a sought-after business hub.
Context:
Earlier this year, Nagarro Enterprise Services Pvt Ltd leased 7.06 lakh sq. ft. in Gurugram’s Udyog Vihar for a monthly rent of ₹2.90 crore.
In July, Table Space Technologies took 5.34 lakh sq. ft. in Intellion Park, Sector 59, for ₹3.47 crore per month, with Google expected to occupy the space.
