Gurugram metro construction to begin on May 1, 2025: Haryana CM

The Gurugram Metro Rail project, which is set to be undertaken at an estimated cost of ₹54,52.72 Crore, is aimed at boosting connectivity to the Old Gurugram New Gurugram region. It embarks on a stretch of 28.5 kilometers and its implementation is expected to develop interconnectivity to the central business districts, ease traffic flow in the region and provide ease to residents in the older sectors.

The area along the Dwarka Expressway stretches within a considerable inventory of commercial and residential structures. Housing units have increased in comparison to New Gurugram and Sohna and are now abundant along the Dwarka Expressway, in real accord with a post COVID outlook. Reports from property consultants indicate Dwarka Expressway had the highest housing unit supply in addition to Gurugram. Annual growth has been reported at 10, 000 after 2020 while pre pandemic stood at around 5,000-7,000 units. Major emerging developers have also set camp in the area with plans for new projects starting post 2020.

The report noted, “There is a strong developer pipeline with more than 25,000 units scheduled to be delivered along the Dwarka Expressway in the next three years providing assurance of growth in the region.debugger.” Further confidence is gained from prominent developers entering the fold. There has been a marked increase in property values along the Expressway, with projections of 29 percent appreciation from 2024.compared to the previous year. The average rates are around ₹12,000 to ₹14,000 per sq. ft, surpassing these benchmarks on premium projects.”

The extension of the metro is anticipated to change the real estate market of Gurugram. “Dwarka and Gurugram definitely have strong housing markets. The new metro link approved from Millennium City Centre to Cyber city, with a spur to Dwarka Expressway looks primed to enhance housing markets,” stated Akash Khurana, President and Chief Executive Officer of Krisumi Corporation.

As of now, the 3BHK housing units have a dominant share of 54% whereas the two BHK units are at 23%, this market is the one which is situated along Dwarka expressway.

According to Pradeep Aggarwal, Founder & Chairman of Signature Global (India) Ltd, “The most important factor for a buyer or an investor is location. Dwarka Expressway is becoming a real estate hot zone due to excellent connectivity throughout the entire Delhi NCR and Gurugram as well as high potential for development.”

As per Harinder Dhillon, Senior Vice president, Sales, BPTP said “The metro expansion in Gurugram will create a high demand for residential and commercial properties along the corridors of the main metro line, thus instilling faith in the investors and increasing the price value of the properties especially in Dwarka Expressway, SPR and New Gurugram.”

According to the Principal Partner of Square Yards, Rajat Likhyani, “Gurugram stretch of Dwarka Expressway was completed after waiting for a long period.”
